Pet Policy
Waypoint Residential Management (Waypoint) allows pets at many of our properties; however, pet approval is property-specific and subject to owner preferences, HOA regulations, and insurance underwriting requirements.
In general:
- A maximum of two (2) mature pets may be considered.
- Small, mature dogs are typically negotiable with third-party pet screening.
- Additional pet rent of $50 per month, per approved pet, will apply. A refundable pet deposit is also required. Deposit amounts vary by property.
- All pets must complete third-party screening and receive written approval prior to occupancy.
- Only pets specifically approved in writing and included in a signed Pet Addendum are permitted in the home.
Due to insurance and liability considerations, certain dog breeds or mixes may not be approved at some properties. These may include breeds commonly classified by insurers as high-risk, such as pit bull–type breeds, Rottweilers, Dobermans, Akitas, mastiffs, and similar mixes. Breed restrictions vary by property and are determined during the screening process.
Verified assistance or support animals are not considered pets. Approved support animals are exempt from additional pet fees or deposits but must complete our third-party screening and accommodation process in accordance with Fair Housing laws.
