As part of our commitment to providing an exceptional, full-service leasing experience for our residents, Waypoint Residential Management is pleased to offer a complete Resident Benefits Package to include tenant required services as well as an additional slate of value added amenities. A full list of services includes the following:

  • HVAC Preventative Maintenance

    Changing filters, a known tenant responsibility for applicable HVAC preventative maintenance, is now as easy as opening the front door. We’ve made every effort to ensure your obligation to change the filter(s) is as easy as possible by having them delivered to your property approximately every 90 days. Along with our included annual system servicing, this helps you save up to 15% per year in utility billing, improves your indoor air quality, and reduces the hassles and liability of repairs on the heat and air conditioning systems. If the property does not have an HVAC system with replaceable filters, there will be no filter(s) provided and instead, we will make other arrangements for the professional care and cleaning of the HVAC system as part of this preventative maintenance fee.

  • Renters Insurance

    You’ll benefit by being added to our master insurance policy so all of your lease requirements on liability insurance are met.  We’ve secured the industry-leading value policy from an A-rated carrier to include $100,000 in liability and $10,000 in personal contents coverage.  You can also add additional coverages at your own additional expense as desired. (Note: Tenant has the option to provide proof of insurance by their own 3rd party vendor in lieu of this offer.)

  • Credit Building

    Now you can build your credit by renting too! Boost your credit score each time you pay rent on-time through our timely rent payment reporting program to all three credit bureaus (Equifax, Experian and Transunion). For existing tenants, we can retroactively report to the credit bureaus up to 24 months.

  • Identity Protection

    Enjoy $1 million in identity theft coverage for all adult leaseholders complete with a US-based Identity Restoration Specialist. Our Identity Guard product also monitors data, alerts you to threats, helps recover lost information in addition to providing you with up to $1 million in recovery insurance.

  • Utility Concierge

    Transferring the required utilities into your name is easy with our Utility Concierge Service. Simply schedule a convenient time with the Utility Concierge directly and they  will take it from there! (This service is recommended if your move in date is 72 hours or later from receiving this notice).

    We make the extra effort to complete a walk-through of the home with you, to share pertinent property details and to assist you with your move-in inspection using our state of the art software provider. This makes it quick and easy for you to provide a condition report and property photos as desired to document noted pre-existing damage or other discrepancies in the property condition.

  • Online Payments from your Secure Tenant Portal

    Set it and forget it! Sign up for one-time or automatic recurring electronic rent payments via e-check  or credit card (3rd party transaction fees apply).

    During normal business hours.  We have paid staff that answer our business phone line during normal business hours to minimize your need to have to navigate through automated systems!

  • After Hours Emergency Maintenance Response

    Reach a live person after hours for emergency maintenance concerns.

    To ensure your property is in optimal condition and repair during your tenancy.

  • Rental Verification Service

    If/when you need it, we will promptly respond to any request for a rental and payment history from a mortgage company or other landlord. We are happy to be your credit reference!

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
